By accessing or using the EasyPoint Stays website, booking accommodations, requesting property management services, or otherwise engaging with our services, you agree to be bound by these Terms and Conditions. If you do not agree to these Terms, you may not use our website or services.

By accessing or using the EasyPoint Stays website, booking accommodations, requesting property management services, or otherwise engaging with our services, you agree to be bound by these Terms and Conditions.

2. Company Information

EasyPoint LLC operates under the trade name EasyPoint Stays and provides:

  • Short-Term Rental Property Management Services
  • Vacation Rental Marketing
  • Reservation Management
  • Guest Communication Services
  • Cleaning and Maintenance Coordination
  • Direct Booking Services
  • Property Owner Support Services

3. Eligibility

You must be at least 18 years old to create an account, make a reservation, or enter into agreements with EasyPoint Stays.

By using our services, you represent that all information provided is accurate and complete.

4. Reservation Requirements

Guests may be required to provide:

  • Government-issued photo identification
  • Valid contact information
  • Payment information
  • Additional verification documentation

EasyPoint Stays reserves the right to decline or cancel reservations if verification requirements are not satisfied.

5. Payment Terms

Direct Bookings: Payments made through our website are securely processed by Stripe Payment Processing. By submitting payment information, you authorize EasyPoint Stays and Stripe to process payments related to your reservation.

Third-Party Bookings: Reservations made through Airbnb, Vrbo, or Booking.com are subject to the payment terms and policies of those platforms.

6. Pricing and Fees

Reservation pricing may include:

  • Nightly rental charges
  • Cleaning fees
  • Taxes
  • Administrative fees
  • Security deposits (if applicable)
  • Additional guest fees

All fees will be disclosed before reservation confirmation.

7. Property Rules

Guests agree to comply with all property-specific rules provided before or during their stay. Failure to comply may result in:

  • Immediate termination of occupancy
  • Additional fees
  • Forfeiture of refunds
  • Claims for damages

8. Prohibited Activities

Guests shall not:

  • Host parties or events without written authorization
  • Exceed maximum occupancy limits
  • Engage in illegal activities
  • Cause disturbances to neighbors
  • Damage property
  • Smoke inside non-smoking properties
  • Bring unauthorized pets

Violation may result in immediate removal without refund.

9. Check-In and Check-Out

Unless otherwise stated: Check-In is after 4:00 PM and Check-Out is before 10:00 AM. Late check-out may incur additional charges.

10. Property Damage

Guests are responsible for damage caused by themselves or their invitees. EasyPoint Stays may charge repair costs, replacement costs, additional cleaning costs, and administrative fees. Guests authorize such charges to the payment method used for booking where permitted by law.

11. Security Deposits

Certain reservations may require a refundable security deposit. Deposit deductions may occur for property damage, missing items, excessive cleaning, or rule violations.

12. Force Majeure

EasyPoint Stays shall not be liable for disruptions caused by circumstances beyond our reasonable control, including:

  • Natural disasters
  • Severe weather
  • Utility outages
  • Government actions
  • Public health emergencies
  • Internet service disruptions

13. Limitation of Liability

To the maximum extent permitted by law, EasyPoint Stays, EasyPoint LLC, property owners, affiliates, employees, contractors, and agents shall not be liable for personal injury, property loss, theft, travel interruptions, or indirect or consequential damages. Use of our services is at your own risk.

14. Property Management Services

Property owners engaging EasyPoint Stays acknowledge that revenue is not guaranteed, occupancy levels may vary, and market conditions affect performance. EasyPoint Stays acts as a management service provider and not as an insurer of rental income.

15. Intellectual Property

All website content, logos, branding, text, graphics, and materials are the property of EasyPoint LLC unless otherwise stated. Unauthorized use is prohibited.

16. Indemnification

Users agree to indemnify and hold harmless EasyPoint LLC, EasyPoint Stays, property owners, employees, contractors, and affiliates from claims arising from violation of these Terms, property damage, personal injury caused by the user, or violation of applicable laws.

17. Governing Law

These Terms shall be governed by the laws of the State of New Jersey, without regard to conflict-of-law principles.

18. Dispute Resolution

Any dispute arising under these Terms shall first be submitted to good-faith negotiation. If unresolved, disputes shall be brought exclusively in the courts located in New Jersey.

19. Changes to Terms

EasyPoint Stays reserves the right to modify these Terms at any time. Continued use of our services constitutes acceptance of revised Terms.
